Prioritize six properties and one Fort Saskatchewan development-area lead. Retain six secondary properties for smaller deployments, new power evidence or a regional customer requirement. No retained target has confirmed available capacity of one megawatt or more.

Core qualification targets

Power and availability

Reported electrical service is distinct from spare power available to a new occupier. Apparent capacity in megavolt-amperes (MVA) cannot be treated as usable megawatts (MW). Existing demand, power factor, service allocation, cooling, redundancy and utility limits remain relevant. A nearby transformer, substation or gas plant establishes proximity only.

Brownfield conversion can use an existing grid connection. Behind-the-meter (BTM) generation additionally requires a workable generation and site-control arrangement. No such arrangement is established for these targets.

Development strategy

Assess land size, industrial-use compatibility, servicing, buildability and an achievable supply path separately from existing-building criteria. Agricultural zoning requires entitlement diligence. A missing coordinate requires location verification. Neither condition alone rules out development.

The Edson property remains a partner-dependent development investigation. Its operating tenant and the approximately five-kilometre separation from Cascade require a specific land-control and energy-delivery case before acquisition diligence.

Public evidence and remaining requirements

Public listings, zoning bylaws, planning decisions and utility maps can establish reported specifications, land-use rules and infrastructure context. They do not establish a property's current peak demand, dedicated spare capacity, vacant-possession rights or a utility delivery commitment. Those fields remain explicitly unconfirmed until site-specific evidence is available.

Secondary properties should advance only when a specific customer, smaller deployment, attractive lease arrangement or new electrical evidence changes their case. Research priority is a judgment supported by the rationale and sources on each record; no numerical investment score is assigned.
